Either way, could you please share your experience on the journey so far?

I doubt I would hand the whole thing over to a developer, as I'm inclined to use the experience as a stepping stone in my career. 

All channels can work, but in my experience, the greatest oppportunities often pop up when you know exactly what your returns need to look like and keep your ear to the ground in your market.

Hey all, first time landlord with ~3 months experience here.I brought a tenant in 3 months ago with an insurance company paying the rent (tenant's house is being repaired after a fire).

That's typically because they have a lot of money and experience.
