:O)Not slamming OKC  just stating that the economy there is not quite as strong as some other areas that are a little more diverse.. does not make it a bad rental market. 

But as Brant said above, they are lower risk and safer than mom and pop shops.Strip center's are also a great alternative and as you said, the diversity creates less risk and more opportunity. 

This provides me some diversity but also more risk because I'd have to have funds always available in the IRA to pay for missed rents.3) Buy 2-3 performing notes. 

Job diversity? 

We have an extremely diverse array of positive economic drivers that yield stability AND growth, and virtually no permits to build units that rent from $650-$1000/mo.... keep in mind, we're still able to find 7 and 8 caps, with value add potential due to below market rents.
