Yes you need a broker.

My customer service sector manages a lot of my internal affairs and we've undergone many changes during this ongoing pandemic that have disrupted business.

Unless you have a specific monthly target for your payment you can spread that out to make it a Win/Win.There has been a lot of growth in Denver over the last 2-3 years and new builds as well I just closed on a home for a customer in commerce city they also moved from CA and needed a fresh start. 

I am working on my RE license for VA and see some gov contracts where JLL "is the Commonwealth’s contracted real estate broker for current real estate services, including with respect to the acquisition or lease of real property and the disposition of surplus real property." 

They have good customer service, good online access, and take series LLCs.

Also I agree buy direct through turnkey provider or broker.

I find 95% of deals that go through wholesalers  the seller pays MORE commission and NETS less money by far than listing with a good broker and selling on MLS   .. 

If you're an investor Broker / Property Manger in this business you get 100's and 100's of investors reaching out to you wanting to spend the day with you while they are in town.

I’d argue that a mix of custom and arcane, broker-serving laws sustains current practice, not market demand like for Delta tickets or Colgate toothpaste.
