I've seen those neighborhoods spike in value for a couple years during the habitat for humanity rehab period then the home values fall or level out.

Most all supplies are in the apartment to put it back together but it's still a mess.1 unit has a roof leak that was improperly fixed (still leaks) and hasn't been messed with since.Tax are 3000 annuallyInsurance around 1200 or lessHis asking price is 165,000 would seller finance with 10% down.I offered 140,000 with him carry the note with 20k down on a 2yr balloon at 5% interest.His "Realtor" said he spike with the guy and he wouldn't do any less then 165k.

Could be a sign that since a few of the rents are slightly higher than the others, that the current owner was likely soon going to spike the (now) lower rents to bring them up to match the higher ones.

They are sharing their stories and the large returns are driving more interest.This interest has been spiked with the notion that anyone could be a Syndicator or General Partner, all they need is to go raise money via their network and boom they have LP's.This increase demand is occurring on a much smaller supply size and thus Prices have raised, cap rates have lowered and suddenly what was a C or D property is boom a B- Property with upside.If I am right the Lenders won't lose much if history repeats itself instead the LP's will be forced to hold on a lot longer, take a discount to get some money back or lose it all if the GP's can't manage the property.In the end for the first time in 15+ years I am not in the camp of bigger is better as I am getting better returns on Single Family Homes.

Social security payments were based on the last 2 years working so you would want to spike your pay so you can maximize your social security when 65.

As well, the opposite is true, if the investment time cycle of a project is very short, the IRR could spike very high, especially when an investment period is under one year.Once the first dollar of equity is invested then the clock to calculate the IRR starts and ends upon the final repayment of the original equity investment, any preferred return (called "pref") and the backend profit splits allocated to the equity investor.
