Don’t do your LLC in California.  

I bought property in 2008, 2009 and the last year that I didn't buy a property a California actor was President.  

Hi @Amy AtkinsonI was in the same situation 6 years ago when I moved back to California. 

Another consideration is that if you do a 1031 exchange back out of CA the state is a "claw-back" state so CA will try to get their capital gains eventually.
