When I looked for professional advisers in medicine, law, finance and taxation I always looked for some grey hair, those folks need to have been in their area of expertise for at least 20 years and successful at what they do.

Hey All,I will be starting an Emergency Medicine Residency this July and looking for a lender that has physician loans in the state of California.

It can be just as bad for Joe Public to get duped by an unlicensed person practicing medicine or law as it is for him to lose his hard earned equity to an unlicensed person practicing real estate.

What does the apartment actually look like...did they just walk out one morning with coffee cups on the kitchen table, clothes in the closet, multiple pairs of shoes, medicine cabinet looking normal, perhaps with toothbrushes still in place?

, wouldn't that be financially better for you than, attorney fees, a unit turn (from 1995), lost rents to vacancy and an unknown new renter, while you continue to collect the rent.Agree with it or not, your state government has decided this is some sort of medicine for some people vs Cheech and Chongs wild adventure.https://www.youtube.com/watch?

Except for the evictions, the homelessness, the physical and emotional stresses on the tenants, the social problems associated with rootlessness, the cost to the local community and state when people who were paying their own way suddenly can't afford food or medicine...these are just some of the results of housing insecurity.  

Just take your medicine upfront and attach better tenants and have quick/cheap turnovers.

I am a Physician Assistant in the Vancouver, WA/Portland, OR area - a bit burnt out on medicine after 2+ years in the ICU during COVID.  

I see real estate being more like law, psychiatry or medicine, where humanoid professionals will still have a role for the foreseeable future.
