The irony is most who post in these forums about entity formation and asset protection are solely concerned with preparedness for when claims arise without understanding the true ramifications, don't know the difference between being a certificate holder and additional insured status,  what indemnification means etc.

I'm not saying the list is ridiculous,  because all safety concerns should be addressed.

If I did set out to invest in the local area, I would scrutinize the numbers like crazy and be extremely conservative with my estimates.

@Patrick Pan, if I was operating in a state where that was a concern I would just contact their current landlord for a reference.

I am starting my real estate investing journey and looking at the Cleveland area for out of state properties and this is extremely helpful.
