Most people take a shower just because it's quicker and more convenient but many people like the "luxury" of being able to take a bath on a weekend or if they want to relax on an evening off.

Also it's an app on smart phones, so it's really convenient.

But if it's not under contract by then, for my convenience, I'd just hand over the keys early and let them move over the last week of the month.Brian

The reason I sold was that I was self managing and moved too far away to conveniently manage it.I have continued with multis on the premise that more units under one roof, one structure to maintain, and one set of plowing produces a better return. 

Neighboring Mishawaka has one of the largest concentrations of retail stores in the state, and the entire region boasts affordable housing, over a dozen institutions of higher learning, easy transportation access and convenient commute times that average 20.2 minutes.

It is super convenient and provides significant savings over traditional carpet stores.

One other suggestion is to make sure your local title company has an office (or an agreement with a title office) in Boston or convenient to the other seller. 

Like you said, @Jay Hinrichs, there's a lot of low value properties in certain areas here, specifically Milwaukee county, but the suburban areas could be a gold mine for an agent, and I know several that do very well.And these are both cash strategies for me, where my money will go as soon as I'm making it is into rental properties, and I currently have different savings categories, with one being the down payment for a first property (assuming I don't find a convenient sub2 or seller finance before that).Thanks again everyone, and happy investing!
