I just know at least on my development here in Oregon as I field many of the buyers agents calls when my wife is to busy to talk to them.

I like Clearwater due to the manatees.The whole Myrtle Beach area would be a better investment in my opinion. 

I talked to my property manager that manages a number of straight rentals for us and she was not familiar with  Pad Split. 

This approach would be a little more sound and simplistic, in my opinion.

In Illinois, my preference is to use land trusts with a separate LLC designated as the beneficiary.
