However, they are going to be very stringent on making sure funding is available as advertised by the buyer.This morning one lender notified a Field Guide member they will require the funds needed to close a short sale be deposited with them within 24 hours of the deal being negotiated.

Of all things to prosper in this economy, who would of thought that Americans are rushing out to buy SAFES.There is a run on safes in America.It makes sense, really.... a place to save our money, our valuables, our important papers....The scary part: there is also a run in another industry right now.

You simply must do a full analysis, there is no easy way out.But if you're like me and you know that you only want to invest in certain types of properties using only certain types of strategies in terms of financing, then you can probably zero in on the type of cap rate that you know you need to get, relative to the loan rate and use that as a rough guide for quickly evaluating new properties as they come to you.

I find doing an Equity Split (like a JV Addendum on the Sandwich LO) where the Seller PARTICIPATES IN THE NEGATIVE CASH FLOW and receives some benefit down the road.Equity Splits are valuable in expensive markets like SF, LA, NY, etc.Language might be:Ask the Seller to write down what they think would work.That way the seller gets exactly what they want, I sign up the deal, and then I clean it up later (checking with my attorney if needed).An Example:"Landlord to receive 20% of the amount of Net Profit.
