The CSJ is having a housing shortage.  

We have such a shortage of long term rentals that I could rent 100 if they existed to buy them.

There may be other reasons to invest in those markets (GDP growth, job growth, positive net in migration, diversified economy, shortage of rental properties), but you should definitely do your research first.

If you didn't know, the SF Bay Area had a severe housing shortage during WW II, and there are many large old buildings that were converted into apartments during that time.

If your area is like mine there is no shortage of renter applicants.

With a nearby student population, within walking distance of one college and cycling distance of another college, and a shortage of off campus student housing, I'm hoping that I won't have trouble getting tenants with a no pets policy.

Turnover is expensive, unless you really *do* want to get rid of certain tenants.For our low income properties in NJ, we've had good, stable tenants the last few years in an area that has a shortage of them.

In our area there is a shortage of pet friendly rentals.  

This continues to be a very desirable area to live in, with jobs, and no shortage of Standford and Berkley graduating the brains to keep up with it all!
