A 100$ a door to me is a waste of time and I’ll do a vanguard fund before I answer evening phone calls about a mouse  and change out light burnt bulbs Many newbies are scared to do multis right out the gate due to lack of experience .Multis often cost more .they are sometimes harder to get loans on from a lender .some people prefer appreciation with the  single over cash flow of the multi .Some people want to be able to get out  ( exit strategy) easier if they fail . 

So my question is I am planning to rip out the worn/stained carpet and lay down a pad and nice wood look vinyl floor!

Sorry 20 pads rented, space for about 8 more with a duplex on site.

I have electricity and water already in the backyard and a sizeable cement pad.

We closed on a 6-plex, a mobile home park with 10 units (29 pads in total) both in Florence, Arizona, and 2 single family homes in Winston Salem and Greensboro, North Carolina.My wife and I started investing in 2010 with just 1 rental and then at the end of 2014 we purchased a small commercial building with 12 units.

you could start w small turnkey investing (my area of pa offers 15% cap rate after all pads and expenses) Or use the equity for hard money loans to other Investors.  

Most people will fall a lot at first so I would tell them wear some padded clothing.

I don't want to look like someone that works out of their car with a legal pad.
