After I get a sub I like - I pay promptly, answer their calls/text/emails, don't beat them up on price (assuming it is within reason and I like them), use them every time to create the relationship and let them know I appreciate them - I bought my plumber a 1.75l of Makers Mark for helping me out on a job where I needed him quickly- it cost me like $40 and he still talks about it.

It is the only way to make real, passive income that will make me financially free.

Asked agent for financials. to SEE if what they say they are getting for rents are REALLy what they are getting.Agents answer: no but its a no brainer, its a money maker.

There is such a limited number of what I consider to be "true" appraisers, who examine their market on a daily basis, poring through market data and cultivating the relationships with the deal makers.

My next dilema is investing money in fixing the house up knowing it does little to nothing to increase my property value though I plan to live here till I meet my maker.
