Thanks again to XXXX Underground for the fine job post 11 - basement development Developing an inner city basement has a number of elements that must be carefully orchestrated into the finished product; the hole has to get dug in the right spot, so the surveyor is essential before work begins the excavator must get the hole level and at the proper depth at the bottom of the footingthe engineer must take the sample for soil bearing and sulphate content of the soil, this will impact concrete selection later (the mix is variable depending on the project requirements)the engineer must already have developed plans for the footing rebar detail and thickness, and wall rebar pattern.

They feel that since they did the job, they're pretty confident that everything is OK, but they would still most likely do soil sampling after the phase I to confirm at a cost of $8k-$9k.

That's a much more significant drop.Thanks for the tip, but you'll note that I mentioned there were multiple recessions in the first chart I posted, you can see in the chart clearly that there are 5 recessions listed, you just missed it.....I have an above average understanding of statistics as I was a business major in undergrad and grad school, so I understand sample sizes and much more.

I think there's value if you're willing to look at individual properties for performance results, however the grouped reports are not to be trusted due to what others have said, data is being extrapolated from listings even if small sample size.
