In each market I am in, I build local teams for runners, handymen and cleaners.

Staying flexible to allow them to give you their move out date with a couple weeks heads up and then you would advertise for a booking after that date- giving enough time for cleaners to get in.

If those things are not done, a cleaner will be hired at $50/hr to do it.

For instance "$80.00 to remove shredded chair stuffing from lawn." but I would also have a photo of the mess and an invoice for the cleaners. #20 of that would be for my time to arrange the cleaners etc.

@Maria Caruso,I would call a professional carpet cleaner and ask them about clean and reusing carpet with mold. 

Hey Brie, judging from the picture you posted, it looks like a good carpet cleaner should be able to remove most, if not all, of the stains in that carpet.  

All new HVAC systems are more efficient and the coolant/refrigerant used for the new systems is cleaner, more efficient costs about $10 per lb.R22 refrigerant for older more unreliable HVAC systems like you currently have hiked the prices up to $45 per pound and up, because they companies know that the EPA wants to phase out R22.

I luckily have built good vendor relationships with several general contractors, flooring companies, cleaners, etc by being in the property management industry.
