I would suggest scheduling a call after the webinar as the offering summary, PPM and addendum provide a lot of info to further aid in due diligence.

Meanwhile, the "flipper" walks away with the balance of what should have been the lender's principal if the original owner had sold at fair market value. oJack is correct that our mortgage and housing meltdown is largely the result of unscrupulous loan originators (aided by supporting appraisals, but that is another discussion!)

In banks, when loans hit the 90 day past due, they are also considered "Non-Accrual", that is the bank should not longer expect to accrue and get aid on the interest due since the borrower is not making payments.
