If a provider can't or won't provide the basis for their stats, can't or won't schedule a visit or 'just can't accommodate you', if they don't take the time to answer questions fully - RUN.

What I do know is that property has a reverse mortgage I contacted the lender and they said after all the formality is done it’s expected to go to auction... after reading all this I’m still not sure If a lender exist to accommodate my needs...

The reverse exchange adheres to that but still lets you control the new property.Your QI actually takes title to the new property (why the seller isn't impacted) in a single purpose holding entity called the Exchange Accommodating Titleholder (eat). 

The Qualified Intermediary then uses some of your 1031 Exchange proceeds to acquire and hold or "park" legal title to your Replacement Property through the use of an Exchange Accommodation Titleholder.

Is the lower unit much more accommodating to your child in a wheelchair? 

My experience has been that if you work together with they city that they will accommodate your time lines, they just want to see progress. 

Tell them all the details as it may encourage them to switch units.If neither are willing to accommodate let the down stairs tenant out of his lease, find a new tennat and non renew the upstairs tenant at the end of their lease.Another good example of why M2M leases are the best way to go.

However, your property may appeal to traveling physicians who often travel with their family and are looking for bigger, nice accommodations.
