I haven't shopped around yet, but I imagine an umbrella policy for the pool would increase costs.I do have a smallish home maintenance fund saved of about $20,000 so could sustain any unforseen expenses for a tiny bit.

Essentially, the benefit of the LLC is for the extra layer of liability protection; however, if you have properties under your personal name, there are insurance companies out there that would extend an umbrella policy to those rental policies up to as 5 million.

What you don’t get is asset protection from creditors/lawsuits, but you may not have gotten that anyway depending on your state and a good umbrella insurance policy can perform a similar function for many people.
