He is blind and dependent on his daughter and nephew to help with the money order and mailing, so I've overlooked him being a day or two late when he couldn't get to the post office or he lost my address somewhere on his computer.He insists he mailed the Nov rent on 11/1 but has no receipt for the money order.

Something I've noticed, is that a lot of landlords, or property management companies think they are protecting themselves by blindly sticking to a strict set of rules.

I definitely agree that there are advantages to having a well and septic in the long run since there is no never ending monthly bill.A bad well or septic tank can definitely make a deal go sideways if the high costs to repair or replace are not factored in when purchasing.You can either have them inspected and if they fail adjust your offer accordingly.If you just purchase blind with no inspections and not factor in the potential costs, it can turn out to be an unpleasant surprise if they are bad.

Not unlike poker, you want to make decisions that bend the odds to your favor, jumping in and blindly buying just because you want to get that first investment under your belt does not stack the odds in your favor.Being young, this is the time to make mistakes and learn from them, but it's also the time that will be most difficult to recover from mistakes.
