Once a lender has a property in pre-foreclosure, they monitor the property more closely, which leads to a higher probability of a DOS call.

I would take the room and turn it into an office (Market it as an office and a 1 bedroom, put some cables in the wall and a hanging bracket for a monitor, phone line, take the closet and build in filing cabinets, bookshelves).

Will continue to see more of this.  100% of today's investors are losing money, the only question is whether they lost 1% or 100% and *when* ; most GPs are just refi to next 1-5 years to delay the doom....I meant, come on, all of these are predictable.

It's just one more thing to worry about besides alcohol and other drugs to monitor.

I suspect the HOA has photos, as do I of most of their violations except parking, with date/time/gps stamps (started using this summer).

If this is like the VAMC I worked at for many year, the local Housing Authority provides the vouchers (and the inspectors for the program) but the VA will work with the veterans who are interested in the program and they tend to monitor them more carefully than caseworkers associated with the "regular" Section 8 program to keep them "on the straight and narrow" so to speak.Many of our veterans were single folks and thus would qualify for a one bedroom unit.

When  questioned about this ever increasing population one is often told these little ones are "just visiting"...until you happen to see them being dropped off by the local school bus one afternoon and realize they are now permanent residents in your rental property.If you choose to work with this program it would be important to monitor who is actually residing in your rental property carefully.Gail
