To add a deeper wrinkle in, as a new S Corp with no history of reputation I expect I will have to personally guarantee the S Corp loan.First how does that work...am I just a co-signer on the S Corp real property loan or is there some other mechanism that comes into play?

Use your motivation and try to learn as much as you can here; the forums have a lot of information, as do the blogs, and there are a lot of lists and posts about great books you can dive into.If you can find a property management company to work for you'll learn from the ground up, which I think is far more valuable than trying to come in top-down.

Buy the pump, get a 55 gallon plastic drum, cut it in half, drill a bunch of holes in it (big holes), dig a big hole in the ground in the crawl space about 6 inches deeper than the half barrel, pour 6 inches of gravel in the bottom, put the barrel in, pour gravel around the sides, set a solid concrete block in the bottom, set the pump on top of it, run your hose downhill of the house, plug in the pump and test it out (use a hose to fill the barrel).
