If there's anything unusual about the transaction that may require some creativity we'll pay a little more.  

I'm not afraid but a little uncertain on a few things. 

Pros:We would own 2 properties in a very desirable area (higher socioeconomic area with great schools)  if we saved we could pay one Rancho property off in 5 years and still have a paid off property that would cash flow 2000With Rancho Cucamonga rentals We would cash flow more in the future  with better rate we would probably find more qualified tenants. ( it took 2 months to find qualified tenants for the Moreno Valley property although we had quite a few applicants)  consperhaps we would be overpaying for a property   The market is high right now and 3 bed condos are going for over 600kThe future is uncertain with everything going on politically.

I go with sw unusual grey, requisite grey and argos for rooms.

I am fortunate to have some very mature and smart tenants that do not need to be told this but you cannot assume that of all tenants so best to remove any uncertainity by saying it in writing in the lease they sign.

Although unusual, if it is that important to use biodegradable detergent, I would just provide tenants with that kind of detergent every month.

in an emergency you can use the propane heaters, they don't require utilities and put out a pretty good amount of heat.I had to do this on a short sale that was vacant,,the owner signed a "lease" for me to legally have access, I keep the house warm enough for pipes not to freeze during some unusually cold weather a few years ago,,the utilitie companies took too long turning them on because of the problems caused by the weather (I had gas, but no electricity to run the system)

However, I am uncertain who is the best subcontractor for this job.
