Second -  I have lent my credit worthiness to a relative via a land contract - which I love becuase I make a few bucks, help out a relative and have almost no unexpected costs since its quite a bit like a triple-net-lease in a residential form. 

And at same time has an agreed upon triple net lease agreement in place ,upon completion, with a STVR management company paying investor lease payments greater than cash on cash of 18% per year.( assuming leverage)

when you do  pay off the mortgage on property #1 in say 10 years instead of 30 though you likely have just tripled the cash flow you can produce from that property.  

An example would be one that transacts large apartment buildings, office, self-storage, triple- net, hotels, land development etc.There is also the leasing broker side of things.

The Seller does't care, since most of the time, the sale price has a hefty margin in it above acquisition, rehab and holding that any rental payments are simply icing on a triple chocolate fudge cake with ice cream.Clearly, this pool has much of the same characteristics.

It's tripled in value since I bought it, and I now rent it out for 2.5 times the mortgage/tax/insurance cost.

In my opinion, 25k is still not enough, as most of the properties are moderately high, good deals (meaning somewhat move in ready, in decent neighborhoods) you're gonna need roughly triple or at the very least double that to invest around here, if you're new like me.

Her landlord who owned about half a dozen retail properties had her set up with a triple net lease.

@Nate Fournier just curious about the prices; I'm seeing 9 bed triple deckers sell for around 300K but when I do my math, they come in at only about an 8% cap which is below what I'm looking for.
