Big numbers, tiny spread.

I am two hours from the centre of Toronto and houses cost a tiny fraction what they would there.Maybe I should start a proper turnkey org just to prove a point.

It's a tiny 850 sq ft bungalow on the water for a great price, but there is a huge crack in the foundation.

While the location is in a high-potential area, these old, tiny unit buildings are potentially tough - there's only so many desirable tenants who want to live in a 400sf studio in a 100+ y/o building and pay more than $1k/m in rent for it.Not many people want to own and operate as asset like this, which is probably why it's (A) on Loopnet and (B) has a lease option offered to entice buyers. 

I see investors every single day make tiny mistakes that cost TONS of profit.

They could move to a low cost state, even buy a tiny house, read Tim Ferris books on traveling for pennies on the dollar and value experiences over stuff.
