The answer was 30K per unit (new roof needed, water damage to supports inside, and foundation cracks, just to name the big ticket repairs).

If it’s truly turnkey it’ll have mostly new big ticket items (roof, furnace, AC, etc).

That can be quite a ticket …up to 30K if HVAC guys went crazy. cook county is one of the most corrupted places in US and A so HVAC guy might have retired on that deal.

I am in the process of buying my first rental SFR in Independence, but not as a turn-key.The most important suggestion I have for you is to drive up to Ronkonkoma and buy a ticket to Kansas City from the friendly people at the Southwest Airlines counter. 

I don't care about % capital gain as a metric (this article) because I can't buy beer or airplane tickets with that (unless I sell and then I lose the cash flow...).  

The other larger ticket items, we have a third party perform that work.
