A fellow agent here in NJ told me a story about how her client had a awful tenant and didn’t want to leave when he was evicted so when he was finally forced to leave he flushed bags of cement down every drain in the house!

Always invest for cash flow, that way if the market turns you are not left stuck holding the bag. 

When we are in a position where we are forcing the person to move (eviction or not renewing the lease), we try to make the process easier for the tenant by providing moving boxes, tape, and large 3 mil garbage bags.

Probably only because it was the quiet neighborhood environment was probably also because the top of the tea lined up with the driveway, so evening headlights would never be an issue.
