They'll sell to the first guy they know who comes to them with a signed contract, a fat earnest-money check, and a promise that the buyers will not back out of the sale.You can expect to haul a lot of dead people's trash out of the places and find all kinds of undisclosed problems with this strategy, but it's been incredibly worthwhile for us so far.

However; you want to know if any of those builders are going to be doing a large scale development that could over saturate the market, etc.Also, you want to make sure you are getting lots for prices that will allow a profit margin, because often in areas such as ours here, the few parcels available for sale and listed by agents are usually far overpriced, therefore; you have to dig deep to find buildable land.What is your experience?

I find that most people include to much contingency or fat in their numbers so they talk them self out of the deal.

My girlfriend of a few years has always wanted us to do some type of business together but always thought real estate investing was too risky cause everyone is flipping cause of TV shows (i agree with her on that aspect) and the market is saturated, so I've been doing my research and planning without her.Over the past month she has come around more, asking questions and I finally got her to read Gary Kellers "The Millionaire Real Estate Investor" and it seems as if she has caught the bug as well bombarding me with questions and scenarios and seems to genuinely share the enthusiasm and interest to learn I have had for months.At this point we are hoping to purchase our first rental sometime before the spring, just wanted to share my mini success story with you guys and gals.
