To me this is just a lot of noise that can either discourage some or motivate others to act.Circumstances change every day and there are always deals to be made...question is whether or not you are willing to find them.

For example, I tell new (house hacking) tenants not to leave the kitchen dirty, not to make noise in the evening and that I expect rent on the 1st, no exceptions.

I use all the real estate websites like Zillow, Redfin, trulia, and realtor.com because they all tell me different pieces of information, for instance realtor.com gives me an idea on neighborhood noise and crime.
