This is the biggest reason I recommend starting fresh...I've purchased a couple houses that had multiple layers of shingles and had cracked trusses/rafters due to the excessive weight.

If the unit is located in a moist location the burner plate will corrode faster than normal and be more likely to throw off the tune of the unit and lead to possible excessive carbon monoxide.

The 38k rehab can be release in stages as rehab progresses,I would refi to conventional loan in 3-8 months .

Things to consider are holding costs, staging(you should stage!)
