A family of two working adults can just barely make ends meet in town.

Then the kids and adults are off to the newest trend and that brand is now in trouble.

I messed up as a teen/young adult and have spent some time trying to rebuild but I have hit a few bumps here and there.Any suggestions on any sources or groups that anyone has had experience with who would help in this situation?

I would make sure the adults have 750-800 credit scores, pay down all possible debt, then shop for the lowest possible residential mortgage for a 2-4 plex.Then simply analyze 100 properties in the areas that they REALLY KNOW.

Scenario: Borrower, a single mother, lives with her adult son, but qualified for the loan with her now divorced husband.

I had a good business example, but not in real estate... maybe why I reached for it as an adult as farming in this area is mostly done by the bigger companies now and wasn't in my vision as a life long job (aside from a small garden).
