It's hard to judge "cars in the parking lot during the middle of the day" because you might have nurses, security guards, etc. living there that work off-hours.

You can get a little better returns from students if you get just a little farther from the school and rent to grad/med/nursing students who take better care of the property, but there's so many homes close to the school (Tech Terrace - $500-$600/bedroom) and other neighborhoods where you can get a good return as well.
