Gotta keep that in mind, I see this "Market value" conversation pop up a lot in small "gut decision" based flippers in my realty business. appreciation just simply outpaces their base knowledge of price.Also, listed price does not equate to market value.

As well as on the West coast returns have Been CRUSHED...for the first position HML... there is still some folks paying rates like you describe but they are slowing switching over to the CA. lenders who are at 10 to 12% APR...for myself I get bank funds at 1 and 6  but I have a CA lender that will do 2 and 8 and REALTY shares will do 2 and 8  for the most qualified borrowers...

@Theodore Kyriopoulos,I am using Doud Realty Services Inc, their office is in Portsmouth and they manage my six rental properties.

I usually type up an addendum that says property management is changing to ABC Realty and that all other terms and conditions remain in effect.
