I would try to look at their social media accounts to get a good idea of whom they are or portray to be.

It's a good idea to talk to legal and financial experts about taxes, insurance, liability, rental agreements, and managing your finances.

Our idea is to convert part of the home to a Jr Adu and get rental income that will offset the expenses for dear dad and let dad live rent free.  

Hi @Rabia Khan,To answer that question, it would be up to whether you can afford a single-family home, or if you would like the idea of not caring for the outside of the building and common areas.

Then the idea would be for us to move there in 3-5 years into that property.

I think its a great idea to add your children as an authorized user to start building their credit.

Matt,At first, renting the property was my idea but it seems as thought it would be easier just to buy the lien directly off the HOA and start to initate the foreclosure process in hopes that the homeowner or the mortgage holder would satisfy the lien.

I don't like the idea of taking advantage of anyone, but personally if I found an opportunity like this I would understand the reality of the situation is that if you are able to make a favorable deal, so can anyone else in the market, so might as well strike first and be more reasonable during the turnover process so you can sleep well at night. 

Utah is a tremendous market, meet ups are always a good place to start, and I think it would be a good idea to start in your backyard.
