Fellow investors,Recently quit my W2 job(commercial General Contractor) to pursue full time real estate investing.

I have invested a large sum of money with a company (individual with LLC) who has filed chapter 11 bankruptcy.

A consistently higher appreciation can make up for a lower purchase price discount, but 5%+ appreciation for 5-10 years is typically not the case in markets that offer some amount of cash flow.2.  

There are plent of companies out there that will go up to 80% loan to value (LTV) on investment properties using either full doc underwriting or bank statement underwriting. 

I went to school in Santa Barbara and now live and invest just over the hill from Sacramento in Reno, NV. 

If you are seen to be using this for investments, then you will find it hard to get another FHA loan, making this method difficult to scale, but good when you are getting started.
