Really think this benefits me by keeping my Sub Contractor overhead down as I tackle another property.

I hate getting Craigslist spam from investors offering to buy who then never respond,or if they do, they're really amateur.

We had a number of undesirable tenants when we took over.We just tackled it one unit at a time. 

I agree that I need to learn more about the business prior to tackling real estate investing.

The legal is pretty close to being done, but there are some Anti Can Spam Act issues to sort through.  

You must first assess what area of real estate you truly would like to tackle, then I would say the next step comes more appropriately after that.I would definitely suggest having some sort of income to subsidize all of the costs included with real estate investing.
