I am starting out with the rental properties and running a ton of practice scenario's so I don't buy a terrible property and lose my shirt hah. 

I'd prefer to seal and stamp them my selves if it would be cheaper than someone with a mail certification, but I'm not sure about the design or print out aspect and how much each piece of mail should cost.

At the same time, I watched HUNDREDS of friends, families, and acquaintances, and yes some of them were investors just like the BPers, lose their shirts during the last crash.

I always gave away free t-shirts and the end result was 250-500 "billboards" walking around all weekend long showing off my logo.

My stamp covers all the calculations that a structural engineer can do....up to a certain size.

As far as the architect is concerned....I did the drawings myself, by hand, and then had structural plans made/stamped off those so I can't fathom spending 30k on a simple ADU.

People don’t sue people that qualify for food stamps.

They can never say that it's too far or they don't have stamp!

IMO that's just waiting your money on stamps letters ink and envelopes.

If I had such a letter I would be sure it was wet stamped by the engineer.
