For those interested in going outside their sphere of influence (Bigger Pockets) as a supplement to increase their resources for building capital; I found the Gale web site with the search engine to identify a multitude of directories...one in particular that caught my eye was entitled or had the gist was "early investors (e.g., comprehensive listing of angel investors, etc.).

It found that this exemption did not apply on the facts as the premises here were occupied on a basis that was more than temporary and more than seasonal, both within each year and given the long-term nature of the leases (20 years, renewal for yearly periods, annual payment of rent rather than seasonal or temporary).

When larger balance mortgages or deeds of trust foreclose it is not uncommon for the payoff to become much larger than the balance simply by nature of the math on a large number and the high costs that would be associated with a high value property.

We've been consistent with our out-of-state absentee owner and probate mailings, but our phones don't ring like they did back when we were active with the bandit signs.We've tried the following to supplement our mailing campaigns:- Calling landlords from the local newspaper- Calling FSBO's from Zillow- Paying a VA to send "are you interested in selling" messages to landlords posting their properties on "house-for-rent" websites- "Driving for dollars"...and a few other things that I can't think of at the moment.I don't know if it's the seller's market we're still in in this area or what, but we're having a challenge right now getting leads coming in.
