As a multifamily appraiser, I am trying to think outside the box and come up with a service for multifamily owners (most likely targeting properties with 20 units or more).A current idea I have is to provide a "value monitoring system" that would initially provide a complete "as is" appraisal, then keep an owner informed of their property's position in the market on a quarterly, semi-annual or annual basis.

If you want to wholesale or do fix and flip, you need to buy them at wholesale prices and since our market is so competitive here in South Florida, you have to do direct marketing or have an agent literally study the MLS 24/7 and monitor properties that have significant price drops and study patterns.

I've let cust. svc know I'm monitoring closely the pest situation, and even willing to give a full refund if needed but concerned about a review that says inaccurately there ARE bed bugs when that has not been confirmed, and could possibly have a significant impact on future bookings.

If you get problems after you have done your best to keep the water away then it's either a deeper compressible soil layer or the house was built half *** (usually this is the case).The engineer in me says "based on the pictures and information provided it appears that normal shifting and/or settlement of the foundation has occurred in the area of concern and further remediation/monitoring is required to reduce the potential of further subsidence" ect. ect...
