Is there any downside to getting pre-approved prior to 30 days before making an offer (other than adding a hard inquiry to my credit report)?

We weren't sure what rent we'd be able to get for the front house after we renovated it, but we listed it at $3000 to start to see if we'd get any inquiries.

Ive considered doing something like that in the past, but now I just end up turning down about 50% of thr inquiries I get.Will he lose some legit clients over this?

I can't speak to trying to reverse inquiry from the courthouse like you are trying to do.
