Not much different than if it was a tenant and a neighbor who is not your tenant IMO - he said she said and drama unless somebody has some video or photo evidence to show.

As you stated there was carpet present so it wasnt quite as evident as it should have been of the unevenness of the floor and carpet is pretty much one of the few types of covering you can put over it and get away with.

I agree with Bill that you should start with the police, especially if you have good evidence/proof that you owned the air conditioners.Hopefully, this will be the wake-up call they need to see that you aren't going to just let them walk all over you.Of course, I'm spiteful...

Looking at their website it is evident to me they are a brokers, not a lender.Not saying this a bad thing, but my first reaction is to wonder if this company understands commercial lending.

@Bryan, sorry yes 1.15...I've talked with a few lenders regarding commercial loan terms, and never have they had DSCR below 1.2; not saying it's impossible, but these days the lenders are looking for STRONGER loans, and higher DSCR (1.3+) is evidence to them of a stronger loan.
