For a startup, consider getting agent, then broker status for your self to reduce employee costs.Marketing a PM as "We care as much as you do" should go a L O N G way for you.May I suggest, clients HATE nickle & dime fees that strip their profits unknowingly.

Yes I own properties doing 20% cap rates in texas in the $50k range, but they haven't appreciated a dime in the last few years, but yes they spin off cash flow.There are many ways to look at investments, but total return is the most important metric to me and I could in theory walk away today with a 100% cash on cash return in 16 months of condo ownership so thats not negative in anyway for me.
