Your best course of action would be use an actual Commercial Gross or NET Lease, naming the Business and DBA, and having a separate document for a Personal Guaranty (which of course means you perform a full credit/background/financial check on the individual).Here are some sample Commercial docs you can reference to see how they stack up with your current Agreement: https://www.aircre.com/air-cre...

You can send a sample to be tested and find out if you have asbestos, there are also test kits at home depot for like $50 and you can test it yourself.

Have the owner provide a letter of authorization (you can google it for a sample), and then contact the lender with your request to reduce their total payoff to $10k, and if they refuse, hopefully they will counter with a number that is less than $64k, and give you the ability to buy and flip.

I've been looking for the same thing lately.Short answer: Haven't found anything yet.What I did find was a class being offered (for $700) that teaches you all the programs out there (federal and state) along with all the nessecary contact info and samples of grant applications.

They feel that since they did the job, they're pretty confident that everything is OK, but they would still most likely do soil sampling after the phase I to confirm at a cost of $8k-$9k.

I think there's value if you're willing to look at individual properties for performance results, however the grouped reports are not to be trusted due to what others have said, data is being extrapolated from listings even if small sample size.
