There will certainly be a lot of businesses suffering, retail especially and also restaurant tenants will likely be defaulting on their lease agreements in large numbers soon, etc. but I believe the few people who own most of the CRE in this town have pockets that are deep enough to ride out the short term effects of the Coronavirus, and strong demand will return in that space immediately after this is over.

As much as I'd love to turn the clock back and start my real estate investing in my 30's or 40's, I'm grateful for what I have, and it helped soften my transition from W-2 (back) to self-employment when I was a casualty of the pandemic layoffs.I got my license the 1st time in 2007, but obligations at the time, and a bankruptcy due to a failed business in 2008 forced me into a relocation and W-2 employment.

Quite a few 'experts' (mostly press but here in BP Nation too) thought the pandemic induced moratorium would create a backlog of defaults, and that once lifted, the wave of foreclosures would hit and result in a crippling blow to the real estate market (Google search.)

Hope to feel out the current tenants who seem alright so far (fingers-crossed) and slowly make improvements until tenancies end in a pandemic-free environment so I can upgrade the units with a cosmetic overhaul and then bring in the refi appraiser.
