what is the nature of them.. if there are that many issues I suspect this is C/D class stuff which can be a challenge from out of area investors.. you sure about this ?

I am focusing on B neighborhoods and since the rents and prices vary by the block within hot neigbhourhoods, I am having a challenge zeroing on a few.

I'd love to hear how some of you have faced this challenge, especially going into your first deal.
