All yard maintenance is included in HOA to include shrubbery / tree trimming, snow removal, mulching etc.It's a 4 Bed, 3 Bath unit, no garage just a parking slab (common for area), built in 2007, fully furnished, ask in $269.9K.

For example one needs a new threshold and trim, an interior door, some drop ceiling tiles and I think I will wall off the door to the basement depending who I rent to.

Even 'little' fixes, like paint, trim, carpet, etc. take longer than you think, and to tackle a huge renovation might be difficult for your first go-around.Also, make sure you're buying for value, not just for price.

I'm going to vet that sub like I would any other hire and then make a hiring decision.Outside of those trades, my view point is that the issues are going to be schedule and quality (Drywall/Paint/Tile/Flooring/Cabinetry/Trim).

I only have tenants be responsible for changing light bulbs, batteries, changing furnace filters (while realizing the probably aren't), changing the lint sock from the washing machine, mowing and trimming shrubs and snow removal.
