Washer and dryer depend on the size of the place (I don't provide them in my efficiency apartments, just because they wouldn't fit, and there's a laundromat around the corner) but I always want to provide fridge and stove.

Each unit provides their own washer and dryer if they please.

One item I wouldn't is a dish washer, they are cheap enough new and have a typical (short) life expectancy.You'd be amazed what is at the ReStore's in our area (maybe not stainless), otherwise go speak with the guys down at Shalom 2nd Hand Appliances on Mitchell street. 

There is coin operated washer as well. 

Were selling some things we dont need..such as the hot tub thag was here when i bought my current home..obviously before i knew about investing and a slew of of other things to raise capital. :) 

Since this house was her parents primary residence (my wife hasn’t lived in the home for 15 years), is it eligible for a 1031 exchange or any other tax shelter?

Pay attention to Washer/Dryers and who pays the water, sewer, and garbage.

A lady just walked up and said the house was her brothers.

There are 4 sets of washer/dryers. 

It have considered a concrete leveled but because I am not finishing the entire basement and some rooms have a lot of items (washer, dryer, shelves), I hope I don't have to pour this.
