Washer and dryer depend on the size of the place (I don't provide them in my efficiency apartments, just because they wouldn't fit, and there's a laundromat around the corner) but I always want to provide fridge and stove.

One item I wouldn't is a dish washer, they are cheap enough new and have a typical (short) life expectancy.You'd be amazed what is at the ReStore's in our area (maybe not stainless), otherwise go speak with the guys down at Shalom 2nd Hand Appliances on Mitchell street.
