If the panel is 100amp service, but the wiring has been derated to 80amp, then it won't be able to handle the AC, fridge, stove, water heater, etc all running at the same time.

The lawyer said around $400).The property can be rented out now, however I did want to upgrade the electrical panel (which is fuse/ with 200amp service/ 100amp per unit), and to change the heating and water, which is currently oil, to electric baseboard heating and put in separate hot water heaters in the units (the area does not have gas, and the lowest electric costs in the country).I want to thank everyone for posting and sharing their knowledge on this site.I would love to hear any feedback on this deal.

My inspector gets on the roof and pokes at everything up there, tests the electrical from outlets and switches to the panel, tests the plumbing from the fixtures to the water heater to the incoming valves and conducts a full hvac inspection together with pictures of everything.There is nothing a "specialist" can do that your inspector can't do.

Background: Purchasing my parents home to convert to a rental property, so I know the property well and it's been "in the family" since the late 70's.1600 sqft1 story ranch with full basement and attic access which will help access all the wiring (no sheet rock removal should be required)Estimated current market value is $170-180k for point of referenceThe house built in the late 60's and still has the original (or at least REALLY old) electrical service/wiring/panel.
