As I pointed out in your other post, you should try to get an Substitution of Plaintiff or an Assignemnt of Judgement instead of Bid.

Using the providers management company is fine too, if you can verify that they've got integrity.. but that adds a bigger judgement factor in there for the buyer which doesn't always work out.

As you already know, it seems, having a series LLC may provide you the added benefit that if you were subject to a judgement the judgement can only go after your one property where the claim was assessed, thus keeping your other investments and personal assets more secure/protected.

Basically, the homestead exemption is, in most states, a dollar amount that cannot be taxed or taken from you by a judgement (with the exception of foreclosure of the mortgage to purchase the property). $75,000 seems to be a common amount, but I believe there are a couple of states that don't have a homestead exemption.
