Guess not  Well, you’ll probably be more likely to have your identity stolen working with an agent that is less careful. 

I still respond to stuff if they stick around for a while and at least show they care a little, however, I have halted a lot of the phone calls.

I would say because Lawton is more affordable than most metro cities in the country, barrier to entry and the capital risk would be relatively lower.However, if you're only going to be there for 5 months I would be careful as I would recommend getting familiar with the area and getting to know some trustworthy contractors who would be able to keep an eye out for you.Having a team around you is key to success.

Anything extra is gravy, I guess you add "diversification" to my portfolio with being an REI but I could care less about that. 

@Casey Kornoelje, The IRS, strangely enough, doesn't care how many properties you buy. 

But you want to be careful. 

You will need to know how many toilets and other fixtures dump into the tank.I would be very careful in regards to the information you get from plumbers and take your time.You probably need a pump that costs about $500.

If you are wanting rentals who cares about up or down 10- 15% when you are earning 10- 15% net income.

NH only really cares about tenants with no heat during the winter.
