It's all about how scarce resources (in this case healthcare) are going to be allocated when "it hits the fan."

You may need to apportion/allocate the state sourced income so that the income is being taxed correctly by each jurisdiction.

TAD funding (tax allocation district) in Georgia but known in other states as TIF (tax incremental funding) has been dead for years in Georgia ( can't say about other states) .

The HOA fees are definitely going to kill your cash flow potential each month and you will need to analyze the HOA's viability and their reserve account and projected capex allocations for the future.
